Professional outdoor living for Lloyd Harbor homeowners. Exclusive waterfront estates
Lloyd Harbor is among the most prestigious residential communities on Long Island — a village of waterfront estates, wooded compounds, and multi-acre properties that demand outdoor living spaces of the highest caliber. Brothers Paving & Masonry designs and builds resort-style outdoor entertainment environments for Lloyd Harbor homeowners: full professional kitchens with stone construction and premium appliances, grand fireplaces in Connecticut fieldstone or granite, fire pit terraces positioned for Sound views, custom timber pavilions and pergolas, outdoor bars, pizza ovens, and integrated lighting systems.
Every Lloyd Harbor property presents unique opportunities — waterfront sightlines, mature specimen trees, natural grade changes, architectural context — and our designs respond to all of them. We don't impose a template; we read the property and create outdoor living spaces that feel inevitable, as if they've always been part of the estate.
Brothers Paving provides complete design-build services. Our in-house masonry and hardscape crews build every structure. We coordinate licensed plumbers, electricians, and gas fitters. We design and install professional landscape lighting. One team manages the entire project.
Lloyd Harbor occupies the Lloyd Neck peninsula extending into Huntington Bay and Long Island Sound, with properties along Lloyd Harbor Road, West Neck Road, and the lanes branching toward the Sound enjoying waterfront settings among the most spectacular on Long Island. The village's two-acre minimum lot size and heavily wooded character create a park-like environment where outdoor living spaces become destinations within the property.
The terrain ranges from relatively flat areas near the village center to rolling wooded hills and dramatic waterfront bluffs. Properties with Sound views offer extraordinary backdrops for outdoor entertainment — dining terraces facing the sunset, fireplaces silhouetted against the water, fire pits at bluff edges. Properties set back in the woods provide sheltered, intimate settings for courtyard-style outdoor rooms.
Waterfront and Sound-facing properties require marine-grade material specifications. We use 316 stainless steel appliances, hot-dipped galvanized or stainless structural hardware, natural stone that patinas gracefully in salt conditions, and marine-rated lighting fixtures. Inland wooded properties can use the full range of materials including cedar, mahogany, and standard stainless steel.
The Village of Lloyd Harbor administers its own building permits and zoning code. Outdoor kitchens, fireplaces, roofed structures, and utility connections all require permits. Environmental setbacks apply near the shoreline and wetland areas. Brothers Paving manages all permits, variances, and inspections.

Learn MoreLloyd Harbor's peninsula geography produces diverse soil conditions — sandy glacial deposits on ridges, clay near the harbor edges, and variable conditions on the bluffs. Foundation specifications for fireplaces, kitchen islands, and pavilion posts are determined by site-specific geotechnical assessment. The village's wooded estate character means many properties have limited visibility from the road, giving homeowners design freedom — but also requiring careful access planning for construction equipment and materials through long, wooded driveways.
