We use marine-grade Type S mortar with maximum air entrainment, stainless steel fasteners and anchors exclusively, and specify the lowest-porosity natural stone available for treads and caps — typically dense granite or tight-grained bluestone. All finished masonry receives breathable penetrating sealer. The sandy soils on the peninsula generally drain well, but lower-elevation properties near the harbor may have elevated water tables requiring deeper drainage beds beneath footings. All footings poured to 36-inch minimum depth with heavy rebar.
